For nearly 20 years, Lighthouse Property Services has become known as the specialist student letting agency in the city of Lincoln.
But the company knew it needed to move with the times, and that virtual tours of the properties were an excellent way of meeting the evolving needs of both potential tenants and landlords alike – allowing students to get a real feel for their rental property before signing on the dotted line.
And that’s where we came in! They enlisted the help of 3D Virtual Solutions, and we spent a busy fortnight up in Lincoln creating a whopping 40 virtual tours of student properties that Lighthouse Property Services manage for various owners.
From the tours, we were also able to create a suite of high res images to be used alongside the measured floor plans and, of course, the virtual tours themselves.
Why do virtual tours work so well for students?
Without a virtual tour, many students are effectively going in blind. They see a few pictures and often commit to a full year’s rental, arriving to find that the accommodation and/or layout is not really what they had imagined.
A virtual tour lets landlords manage their tenants’ expectations, and gives students a much better idea of their digs than they’d get from looking at just the floor plan and images alone. They’re even able to wear a VR headset and effectively walk through the lounge and kitchen areas too… most probably planning future parties that will be held there!
Especially during the current situation, and the many restrictions that come with it, virtual tours mean less contact from face-to-face viewings, and are the next best thing to seeing a property ‘in the flesh’.
We even offer a dressing service!
Let’s face it: students aren’t exactly known for being neat freaks. But we found when it came to it, they were all impressed with this new technology so did their bit to ensure their rooms and communal areas were tidy and ready for the tour footage.
However, some rooms were unoccupied which didn’t look very appealing – so we offered our staging service to make it appear lived in and welcoming. See a before and after shot below!
